Office hours are Monday to Friday, 9:00am to 5:00pm. We are closed on weekends, public holidays and during the Christmas and New Year period.
For all general enquiries, please contact your property manager directly by email in the first instance. For urgent matters outside of office hours, please refer to the Emergency Repairs section below.
All requests and communications regarding your tenancy must be made in writing directly to your property manager. This ensures a clear record and allows us to action your request promptly.
All general repair and maintenance requests must be submitted in writing to your property manager by email or via the Property Me Portal. Please do not arrange any repairs or tradespeople yourself without first contacting our office.
Once works have been completed, please advise your property manager in writing.
Please note: If a tradesperson attends the property at a scheduled time and you are not home, you may be charged the standard service call fee. If a repair is required as a result of renter damage or neglect, the cost of that repair will be your responsibility.
For urgent repairs outside of office hours, please refer to the Emergency Repairs page for the correct procedure and after-hours contact details.
Urgent repairs include:
- Burst water service
- Blocked or broken toilet
- Serious roof leak
- Gas leak
- Dangerous electrical fault
- Flooding or serious flood damage
- Serious storm or fire damage
- Failure of an essential service such as hot water, heating or cooking
- Failure of gas, electricity or water supply
- Any fault that makes the property unsafe or insecure
- A fitting or fixture causing a substantial water leak
- A serious fault in a lift or staircase
We strongly recommend all renters take out contents insurance to protect their personal belongings. The rental provider's insurance does not cover your possessions. Speak to your property manager if you have any questions.
Samma Real Estate conducts routine inspections to assess the condition of the property and identify any maintenance requirements. You will always be given adequate written notice before any inspection is carried out. Inspections are conducted twice a year in line with Victorian legislation.
If you are locked out of the property during business hours, contact your property manager. Where a spare key is held at our office, you may collect it in person with a valid form of ID.
For lockouts outside of business hours, you will need to contact a licensed locksmith directly at your own cost.
If you wish to vacate the property, notice must be provided to your property manager in writing by email. A minimum of 28 days notice is required regardless of whether you are vacating on your lease expiry date or before it.
